  • Los ajustes de precios en marcha 

Los precios se están moderando e incluso reduciendo en Barcelona y otras grandes ciudades. El parón sanitario está afectando mucho a la economía y el sector inmobiliario no es una excepción. Aquellos propietarios que deseen realmente vender deberán moderar sus precios para encontrar al comprador ideal que comienzan a escasear. Nos encontramos en un “buyer’s market” donde es el comprador que marca los precios, plazos, etcétera.

  • Intereses hipotecarios bajos

La situación económica delicada actual provoca que los intereses sean bajos para estimular el consumo y la previsión es que sigan así mucho tiempo. Por tanto el diferencial con la inflación es muy reducido lo que genera unos costes de financiación muy pequeños. En este momento contratar un préstamo hipotecario tiene muy bajo impacto sobre el coste final de la operación.

  • Excelentes condiciones hipotecarias

Además las condiciones que ofrecen las entidades son excelentes para el comprador solvente. Hay mucha competencia bancaria por lo que en este momento se pueden obtener muy buenas ofertas hipotecarias sobre todo en las de tipo fijo. Así se puede garantizar la misma cuota fija durante 20-30 años sin estar pendiente de la variación de tipos.

  • Mercado del alquiler al alza

En las grandes ciudades el mercado del alquiler seguirá al alza, con mucha demanda. Esto permite al comprador inversionista obtener una excelente rentabilidad por su inversión que suele ser muy superior a la que ofrecen las entidades bancarias en sus depósitos.  Además como el mercado ahora está a la baja en precios nos aseguramos unas plusvalías en el caso de que en el futuro vuelvan a subir los precios inmobiliarios.

Me and my partner have been trying to buy a flat and secure a mortgage with our banks during which we have been in... touch with many agencies, but none of them being as professional as Immoaugusta.Ignasi, who showed us the flat at the beginning – which we decided to make an offer for – was always available, supported us throughout the process and handled the requests of our lawyer efficiently too. He even went out of his way and pushed for our mortgage request to be evaluated quicker and helped resolve a potential issue with another agency, which was much appreciated. Unfortunately, at the end we were not granted a mortgage and had to request the prepayment to be sent back to us, and again there were no delays and everything went smoothly.We could only recommend this agency for anyone who would like a reliable process, and it is especially nice that no disadvantage comes from not being a native Spanish speaker as we were helped in English (which is needless to say not available by default generally in Barcelona). If there was one thing I would recommend to potential buyers when applying for a mortgage is to make sure they are directly dealing with the banks too, as we had a not-so-pleasant experience when relying on Prohipotecas, a company that was recommended to us by Immoaugusta. My partner and I relocated from the UK to Barcelona and found ourselves really struggling as we didn’t speak any...
