La calificación energética de tu vivienda es clave para ahorrar en la factura, proteger el planeta y, lo más importante, poder vender tu piso a partir de 2030. Cada vez es más urgente revisar la eficiencia de tu casa: no solo por la normativa, sino porque un inmueble eficiente se revaloriza y atrae a compradores concienciados.


¿Por qué revisar la eficiencia energética?

  • Ahorro económico: Una buena calificación energética vivienda reduce hasta un 30 % el gasto en calefacción y refrigeración.
  • Sostenibilidad: Contribuyes a un planeta más sano y alineas tu hogar con los valores de la sociedad.
  • Valor de mercado: Las viviendas con certificados A y B se venden antes y a mejor precio.

Requisitos de calificación energética para vender tu piso en 2030

A partir del 1 de enero de 2030 será obligatorio que tu piso cuente con un certificado mínimo “E” en la calificación energética vivienda.

  • 2030: mínimo “E”
  • 2033: mínimo “D”

Los inmuebles con nivel F o G en 2030 no podrán inscribir la venta en el Registro de la Propiedad, ni siquiera aunque encuentres comprador.


Normativa 2030–2033

La Directiva Europea 2018/844 y el Real Decreto 297/2017 marcan estos plazos:

  1. Certificado E antes de 2030.
  2. Certificado D antes de 2033.
  3. Controles de registro: sin el certificado válido, no hay venta posible.

Impacto en el valor de tu vivienda

Según Idealista:

La eficiencia energética incrementa de media el precio de venta en un 9,7 % para inmuebles A/B frente a F/G.

Y según un informe del Banco de España:

  • 2017: diferencia del 5,4 %
  • 2021: 11,5 %
  • 2022: 18,3 %

En viviendas unifamiliares independientes, la bonificación llega al 19,5 % para certificados A/B. Estos datos confirman que mejorar tu calificación energética vivienda es una inversión con alta rentabilidad a corto y medio plazo.


Cómo financiar la reforma (PRTR e IRPF)

El Plan de Recuperación, Transformación y Resiliencia (PRTR) ofrece subvenciones para rehabilitación energética hasta 2026, cubriendo entre el 40 % y el 80 % del coste. Además, existen deducciones en el IRPF por reformas de eficiencia:

  • Subvención PRTR: hasta 80 %
  • Deducción IRPF: hasta 20 % adicional

Con estas ayudas, mejorar la calificación energética de tu vivienda es más asequible que nunca.

Me and my partner have been trying to buy a flat and secure a mortgage with our banks during which we have been in touch with many agencies, but none of them being as professional as Immoaugusta.

Ignasi, who showed us the flat at the beginning – which we decided to make an offer for – was always available, supported us throughout the process and handled the requests of our lawyer efficiently too. He even went out of his way and pushed for our mortgage request to be evaluated quicker and helped resolve a potential issue with another agency, which was much appreciated. Unfortunately, at the end we were not granted a mortgage and had to request the prepayment to be sent back to us, and again there were no delays and everything went smoothly.

We could only recommend this agency for anyone who would like a reliable process, and it is especially nice that no disadvantage comes from not being a native Spanish speaker as we were helped in English (which is needless to say not available by default generally in Barcelona). If there was one thing I would recommend to potential buyers when applying for a mortgage is to make sure they are directly dealing with the banks too, as we had a not-so-pleasant experience when relying on Prohipotecas, a company that was recommended to us by Immoaugusta. Overall though, we would be happy to become customers again as the experience was 10/10

My partner and I relocated from the UK to Barcelona and found ourselves really struggling as we didn’t speak any Spanish.

We tried a few other estate agencies who weren’t helpful, didn’t care that we couldn’t speak English and couldn’t help arrange viewings on the then limited dates we had to travel to Barcelona.

Ultimately they helped us find our dream home but not only that but supported us settling into the city with help on local knowledge. Nothing was too much even meeting us at 10pm with the keys when we landed here in Barcelona on a late flight.

I would highly recommend Ignasi and the team to anyone looking to rent or buy in the city.
